The booking fee is 15% of the total price and is non-refundable. The remaining balance will be charged no later than 20 days before arrival.

The person making the booking must be at least 18 years old.<\/p>\n

Cancellations must be made in writing to the owner of the accommodation.
If the booking is cancelled or changed no later than 21 days before arrival, the booking fee will not be refunded.
If the booking is cancelled or changed later than this, or if the guest does not arrive, the full price of the booking will be charged.<\/p>\n

The owner has the right to cancel the booking due to force majeure if accommodation cannot be provided because of, for example, a strike, fire, water damage, natural disaster, or exceptional
circumstances. In such cases, the booking fee, final payment, and any paid additional services will be refunded.<\/p>\n

The accommodation is available from 4:00 PM on the day of arrival until 12:00 PM on the day of departure, unless otherwise agreed.<\/p>\n
The right to rent applies to the use of the property during the booked period. No more than the stated maximum number of guests may stay at the property. Instructions for key handover
will be provided before the accommodation period begins.
The rental includes normal energy costs and firewood, as well as furniture, dishes, cutlery, cleaning agents and supplies, mattresses, duvets, pillows, and a gas bottle for the gas grill. At
the start of the holiday, the property will have 2 rolls of toilet paper per toilet and 2 rolls of kitchen paper.<\/p>\n
During the summer season, a rowing boat and the lakeside sauna are available for guests\u2019 use.
The lakeside sauna may not be used outside the summer season.<\/p>\n
Bed linen and final cleaning are not included in the rental price, but they can be ordered separately. Guests may bring their own bed linen and towels, but the use of bed linen is mandatory.
Any temporary guests exceeding the stated number of persons must be agreed upon in advance with the owner.
Bringing tents, caravans, boats, jet skis, hot tubs, and similar items to the property must be agreed upon in advance with the owner.<\/p>\n
Smoking is prohibited indoors and on glazed terraces. Pets are allowed at Kiviniemi, but not at Saunaniemi. Pets must be declared at the time of booking. The guest is responsible for
cleaning up after pets and for any damage they cause. We are not liable for any inconvenience caused by unauthorized smoking or animal dander.<\/p>\n

The guest is responsible for any damage caused intentionally or through negligence to the cottage, movable property, keys, and other belongings. Any defects or damage noticed must
be reported to the landlord without delay.<\/p>\n
These terms are governed by Finnish law. Any disputes will primarily be resolved through
negotiation.<\/p>\n
